1,200 sq ft Custom Pool House Built for a Rancho Santa Fe Estate

This was a build that started with a clear vision - take a stunning Rancho Santa Fe estate and give it a dedicated space built entirely around entertaining and resort-style living. Designed by Keoni Rosa and built by our team at Gebco Construction, the finished product is a 1,200-square-foot custom pool house that pulls from European architecture and California wine country influence. Every inch of it was purpose-built.

The interior is where the craftsmanship really shows. Custom cabinetry with glass-front doors, a decorative tile backsplash, brass hardware and fixtures, and a kitchen hood trimmed in matching brass accents - it all adds up to something that feels collected and intentional rather than cookie-cutter. Exposed wood beams run across the ceiling, and the travertine flooring ties the whole space together. A large dining area that seats up to 36 guests sits alongside a full living space with a fireplace, wet bar, and built-in entertainment center. This is not a bare-bones pool house.

What made this custom build especially interesting to execute was the disappearing door system. When those panels fold back, the interior opens completely to the patio, the pool, and the surrounding gardens. That kind of indoor-outdoor flow is something a lot of homeowners in Southern California want, but pulling it off at this scale - where it actually feels seamless - takes real planning and precise construction. The continuous travertine flooring from inside to outside was a big part of making that transition feel natural rather than abrupt.

Outside, the space connects to a fire pit lounge, outdoor BBQ, custom timber trellises, and of course the pool. The covered patio runs the full length of the building, framed by stone columns and climbing vines that soften the architecture against the surrounding landscape. It reads like a place you would find at a high-end resort - but it belongs to one family and sits on their property.
